359 Kent Street
Lundy significantly renovated this 46,000ft² building, upgrading the infrastructure and restoring and refurbishing the common areas and individual floors in a phased process that lasted several years.
A 2nd level balcony was installed overlooking the entrance lobby, as well as wood wall panels, stainless steel / patterned glass railings, a new backlit feature wall, and interior/exterior panels of stainless steel mesh.
All other building improvements such as raised interior ceiling heights, new HVAC, plumbing and electrical distribution systems, custom millwork / wood paneling, ceramic frit glass features, and other dramatic architectural enhancements, were successfully completed to tenant specifications.
Contract Construction Management
Original Contract $3,600,000
Contract Start December 2006
Completion Phased (2007-2008)
- Lundy was provided with detailed specifications for each floor as the client found new tenants for the spaces. This required an intricate schedule incorporating simultaneous individual projects to be developed, allowing work to begin on different floors when necessary to meet tenant move-in dates.
- A number of the floors were already occupied when renovation began. Lundy held regular coordination meetings with the effected tenants to avoid causing any avoidable disruptions. Lundy provided adequate warning to all occupants when working on the base building systems.
- The existing structure had been built in the 1950s and did not meet the accessibility standards of the client. A Limited Use / Limited Application (LULA) elevator, designed for increased differently-abled access, was installed in the renovated front lobby.
