Lundy completely gutted and refitted this three-storey, 40,000ft² office building. The renovation and renewal project included interior and exterior upgrades, significantly increasing the building`s operational performance and its outward appeal. An aggressive project schedule was maintained to meet the tenant lease`s stipulated move-in date.
In addition to restructuring the building's interior, Lundy installed new mechanical equipment, washrooms, lighting, and finishes. The power distribution system and the roof were both upgraded and an elevator was installed to increase the building`s accessibility.
The project required extensive exterior envelope upgrades, including the removal and replacement of all the exterior windows. The existing brick veneer was coated with an Exterior Insulation Finishing System (EIFS).

- Despite the extensive renovations occurring in the building, the first floor remained occupied throughout construction. Lundy planned all on site activity throughout construction with the safety of the employees on the occupied first floor in mind.
- Due to the occupied first floor, the building’s fire alarm system remained operational throughout construction. This meant that sections of the system had to be rerouted in phases as the work progressed, a challenge that Lundy successfully met.
- The south side of the building is extremely close to the Queensway, a busy motorway. This not only restricted the space on the south side of the building, but increased the dangers of ladder work on that side. Lundy’s efficient coordination of the project’s Subcontractors meant ladder work was only required once and the restricted space was used effectively.
