473 albert Street
This 142,913ft², 10-storey office building rejuvenation involved extensive envelope work and a number of complete system upgrades. The project brought the building up to mechanical code compliance and included training and guarantee period measurement and verification.
Most of the envelopes were sealed and repaired and a number of the floor-to-ceiling windows had to be replaced. Fire alarm, sprinkler, and life safety systems upgrades brought the building to accessibility compliance. All of the energy system’s major components were replaced, including HVAC, controls, and lighting, and the new federal tenant required a new generator.
This was Lundy’s first private sector building rejuvenation to use a Guaranteed Energy Performance Contract. The savings from the GEPC added $1M to the base budget and allowed the tenant to secure a federal tenant.
