1125 Innovation Drive

The three buildings constructed at 1125 Innovation Drive contain a total of 119,000ft² of premium office space. Construction was quick and efficient thanks to the use of pre-engineered envelopes.

Lundy and Canderel Management have a long-standing relationship based on confidence and trust – a relationship that led Canderel to sole-source the $9-million project to Lundy. Canderel awarded Lundy all tenant fit-up work once work was underway, in part due to our impressive project milestone performance.

Lundy’s involvement in the design completion and our secondary role as Developer consultant helped to fast track the project and meet the critical tenant delivery dates.

Constructability Solutions

  • The tolerance for the dimensions of the precast and windows was very tight. Lundy paid careful attention to the shop drawing and prefabrication process to ensure that each stage of construction went smoothly. 
  • Ottawa trades were stretched thin due to the “dot com boom,” which had, in turn, led to a construction boom in Kanata. The facility had to be ready for occupancy on an exceedingly tight timeline, requiring an aggressive schedule at a time when trade services were hard to aquire. Lundy’s close relationship with the best trades in Ottawa provided the necessary resources on site.  
  • The base building work and tenant fit-up work overlapped, meaning that the design coordination was working from two separate drawing packages. Lundy monitored all design documents to isolate conflicts before they became issues on site.
