473 Albert St. is Lundy's first private sector building rejuvenation project incorporating a guaranteed energy savings performance contract. The guaranteed savings on this project enabled the building owner to increase building scope, and meet the requirements needed to secure a federal tenant. 
 Building rejuvenation includes:
·            Replace or repair windows, seal and repair envelope,
·            Upgrades to fire alarms / sprinkler systems, life safety upgrades and accessibility compliance
·            New generator required by federal tenant
·            Energy systems - all major components: HVAC, controls and lighting replacement
·            Guaranteed savings of $186,000 a year with a 9.9 year payback
·            Measurement and verification of performance over term of 9.9 year payback
 
Generator, mechanical code compliance, indoor air quality improvements, maintenance, training and measurement and verification for period of the guarantee made possible through addition of 1M$ to base budget by the EPC process
