The renovation of this 26,000ft², 3-storey building concealed state of the art heating, cooling, and electrical systems behind sweeping interior walls, ceilings, and bulkheads. The energy-efficient design and Lundy’s recommendations throughout the construction process transformed the classic Glebe building into a model of sustainability.

The Owner did not wish to interrupt client services during the construction process. With this in mind, Lundy worked closely with designers and city officials to maintain access to the building throughout the entire renewal period.

Constructability Solutions

  • The occupancy of the building posed significant logistical challenges, as well as numerous safety concerns. Several sections of the building had to be completely dismantled across both horizontal and vertical fire-rated barriers, the fire alarm system required reworking, and access to and from the building had to be periodically revised. Even the on site ATM had to be carefully protected against vibration. Lundy developed a complex phasing schedule for the project that ensured that the building could function relatively normally.
  • Located on the outskirts of downtown Ottawa, the construction site afforded little room for basic maneuvering, presenting considerable safety challenges for the subcontractors on site. All 6 of Lundy’s site superintendents met to develop a detailed site staging plan. All subcontractors were painstakingly walked through this staging plan to ensure that they understood the limitations of the site.
  • The site was accessed via a one-way Queensway feeder thoroughfare with strict encroachment restrictions. This, combined with the lack of space on site, made day-to-day deliveries a difficult prospect. Lundy integrated as many major trades that would require simultaneous deliveries as possible and established a strict deliveries schedule.
